BOARD OF DIRECTORS OPEN MEETING MINUTES
MONDAY, JULY 14,2008
6:30 PM AT THE DESERT RIDGE FIRE DEPARTMENT
Board Members Present: Jodi Fialkin and Herschel Fink
Board Members Absent: Brian Fisher - Resigned
Management Present: Mike Miller, Community Manager
I. Call to Order
Jodi Fialkin called the meeting to order at 6:45 PM
II. Approval of Previous Minutes
This is a new Community to Rossmar & Graham and the May Minutes are not available at this time.
III. Review of May Financials
The May Financials were reviewed by Mike Miller, Community Manager. Reserve Amounts.
- Jodi met with the R & G Controller - Audit only at the end of the year. Will meet in the interim. More information will be provided at the next meeting.
- Jodi is concerned there are not enough funds to make it through the year. There may be recourse with builder. More information will be provided.
- Need to start prepping for next year.
- A demand letter to AAM for $6,300.00 for all fees is in the works. May have to pursuit lawsuit. All documentation is presented and accounted for if need be.
IV. Continuing Business
A. Committee Reports
1. Architectural -
- Meeting first Monday of each month. Anything that changes the exterior must request an Architectural Request Form.
2. Landscaping-
- Replace desert (deer) grass w/lantana? Homeowners request no more yellow.
Landscapers advise not trimming anything under three (3) years old and all of Tatum Village Landscaping is under these guidelines. They will, however, trim back for walk space. Possible start date of next week. Dave with ASSET will be at, at least, the next three (3) Board Meetings. In negotiations for back services not received for future services at no charge.
Pool -
- Being accessed by children, and adults, without a key. DR Horton to address, but has not as of yet. Jodi called the Fire Department and they issued a Report. If this is not corrected, there will be fines.
- A Homeowner was told by the Pool Co. that the pool wiring was not grounded. The pool has not passed inspection since opening in October.
- The pool pump must run for 24 hours.
- Liquor, food, smoking, animals, etc. are NOT allowed in the pool. The rules must be followed or Maricopa County will shut the pool down.
- A Homeowner was told by the Pool Man that he was contracted for three (3) times a week, but admitted to only coming two(2) times a week. Services have been terminated and money should be refunded.
- MEH is being looked at. Mike guarantees they will be there three (3) times a week. A motion was made by Herschel Fink to contract MEH Pools. Jodi Fialkin seconded the motion. Motion carried.
- BBQ's in the Pool area- Board tabled the motion to move the BBQ's to the Ramada.
3. Social -
- Planning a get together for Labor Day. Looking for volunteers. Possible a potluck with no cost to the HOA.
- Newsletters - Cost is usually budgeted. Looking at also including advertisements.
4. Block Watch -
- Enforce the Rules and Regulations of the Comnunity. Patrols the property, provides vacation watch, etc.
- Looking at getting addresses painted on the curbs for safety vehicles to be able to see house numbers, etc.
- Conununity Lighting - Jodi met with the Engineer. Lighting is at the bare minimum, but it is to code. In order to do anything about this, there must be a request for a Public Hearing made. The typical lighting system is solar and costs are $2,000.00 - $3,000.00 each.
- Trespassers - Please call 602-262-6151, the non-emergency police number - they WILL respond.
- An appiontment with BOLT Security has been set up for next week. Looking into the possibility of cameras, FOBS, patrol service, etc. Depends on what the Budget will allow.
- The West side fence is short on the bottom and people are coming through underneath. Mike to look into.
- Dog Registration and Vehicle Registration?
B. Community Bulletin Board & HOA Mail Box
- Community Board by the Pool? Homeowner feels it cheapens the look of the Community. The Board tabled this motion until the next meeting.

D. Rules & Regulations meetings
- There will be two (2) more meetings: next month (August) and September
E. Block Watch Grant
- The Community has been denied any funding for a Block Watch grant
F. Architectural Requests
- Nothing new at this time.
V. New Business
A. The Board made a decision to have their meetings on the fourth Wednesday of every month on a regular basis.
B. Jodi Fialltin mad a motion to establish a Petty Cash Account for $250.00. Herschel Fink seconded the motion. Motion carried.
VI. Adjournment
With no further business to discuss, Jodi Fialkin adjourned the meeting at 8:10 PM.
