HOA Meeting Minutes 29 September 2009 Unapproved

1. Call Meeting to Order
   1. Guy Ellis called meeting to order at 6:32PM
2. Introductions
   1. Current Board Members
      1. Guy Ellis gave introductions of board (Guy Berry and Jessica Reznik)
   2. Introduction of R&G Staff
      1. Guy Ellis gave introductions of Jason Miller (Board lawyer), Christina Ballentine (property manager), and Doug Austin
3. Approval of 2008 Annual Meeting Minutes
   1. Guy Ellis made change to previous years minutes, last name of Terry was listed as Tenant and needed to be Cunningham
   2. At 6:34 Guy Ellis brought the previous years minutes to the table with a first and Jessica Reznik second to bring to a vote
   3. All attending community members voted to pass minutes
4. Certification of Quorum
   1. At 6:36 Quorum established with attending members and votes mailed in
5. Election of Directors
   1. Two community members and Doug Austin left meeting to tally votes
6. President’s/Community Overview – General Discussion
   1. Guy Ellis opened floor for General Discussion as 6:38PM
   2. General discussion brings up topic of November meeting
      1. Community decides to have November meeting at basketball court
      2. November meeting will be less formal with Q&A setting
   3. Guy Ellis reminded members to join the emailing list he has created, listed on tatumvillage.info
7. Treasurer’s/Financial Report
   1. Jessica begins review of budget
   2. Around 98,000 dollars in account
   3. 65,000 dollars of the total 98,000 in reserve account
   4. Attending member wants to know why rates have gone up to 83 dollars for HOA fees, she asks if it will ever go down
   5. Jason Miller points out that the cost of living rises each year, communities have to stay with the increase costs, he suggests that dues actually rise each year to keep from falling in a deficit
   6. Doug Austin points out that the community owns the roads and that paving will be needed, and the cost of paving is very expensive, the community will need to save money for different expenses
8. Announcement of Election Results
   1. The announcement is made at 6:55PM that Guy Berry has won the election for the board, there were no write-in candidates
9. Adjournment of Meeting
   1. Meeting adjourned at 6:58PM
